• How often should someone check my vacant home?

  It depends on the home and how long it will be empty. Many owners are comfortable with a monthly visit, while longer absences, older homes, or seasonal weather often make twice-monthly our most popular choice. We'll help you pick a frequency that fits your situation.

• Will you run the water while I'm away?

  On scheduled visits we exercise plumbing fixtures and replenish drain traps to help keep things flowing and reduce odor. If you've shut off your domestic water supply and the home is set up for it, we can restore the supply for this step, check accessible areas for visible leaks, and return it to your agreed away setting.

• Should I turn off the water to my home?

  That's your decision, and it depends on your home. Some owners prefer to leave the water on; others shut it off for longer absences. If you shut it off and the property is configured appropriately, we can work with that during our monthly water-cycle step. We're happy to talk through what makes sense for you.

• Will you change my furnace filter?

  Yes. As part of routine care we inspect and replace the standard HVAC filter on a quarterly basis or as needed. Replacement filters and materials are billed separately. This is basic upkeep, not a professional HVAC service.

• Do you check smoke and CO alarms?

  Yes. We check the apparent operation of accessible smoke and carbon monoxide alarms as part of routine care. This is a basic functional check, not a professional fire-safety inspection.

• What happens if you find a problem?

  We'll document it with photos and let you know. From there we can coordinate next steps — arranging an unscheduled visit, contacting a vendor, or meeting a contractor at the property. These services are billed separately from your scheduled Home Watch visits.

• Can you help with an emergency while I'm away?

  In many cases, yes. Because we're a local property management company, we can help coordinate emergency response, vendor access, and repairs. Availability varies and these services are billed separately — your monthly Home Watch fee doesn't include unlimited emergency or after-hours work.

• What areas do you serve?

  Our primary service area is Beaverton, Oregon, and we also serve surrounding communities such as Hillsboro and Aloha. Not sure if you're in range? Just ask.

• What if I eventually decide to rent the property?

  That's one of the advantages of working with an established property management company. If your plans change, we can help transition your home into full-service rental management whenever you're ready.
